PACKAGES & DELIVERIES
Please be patient with the Lobby Attendants during this holiday season. We are averaging 20+ packages and other deliveries per day. If we do not call you right away that your package is here, do not get upset. If you know your package has arrived, you are welcome to come down and pick it up.

MILLS ACT PAPERWORK
If you are interested in applying for the Mills Act Historical Designation. We have a packet of information for you to pick-up from the front desk. Any questions contact John Ellis or Susan Sharin.

Dr. Barry Kaplan (1504) will be lighting the Chanukah candles at 5:00 p.m. (Thank you Resident Relations Committee for the beautiful decorations in the Lobby.)

NEXT BOARD MEETING

Monday, December 3 at 6:00 p.m. is the monthly Board of Directors meeting. The agenda is in the elevator and in the mailroom. Remember there is a time for all owners to speak to the Board.

PET C.C.&R. AMENDMENT – VOTE EXTENDED TO JANUARY 3, 2019

Dear Homeowners; By Resolution of the Board of Directors, the voting deadline for the proposed CC&R Amendment regarding pets has been extended for 30 days. The voting deadline is now January 3, 2019. If you have not submitted your ballot, please do so by that date. The ballots will be opened and tabulated at the January 7, 2019 Board Meeting by the appointed Inspector of Elections. MILLS ACT PAPERWORK

If you are interested in applying for the Mills Act Historical Designation. We have a packet of information for you to pick-up from the front desk. It will help you with the application process. You are also are encouraged to call soon and make an appointment with Shannon Anthony (from the Development Services Dept (Historical Resources) with your completed Mills Act application and have her look it over for completeness. You cannot mail the application until January 2019 (it will not be accepted if it is postmarked prior to January 2019.) The deadline to apply is March 31, but we highly recommend you do so promptly after January 1, 2019, as the order of receipt will be noted and used in processing Mills Act contracts later in the year.

NEW ROLLER SHADES

We have new roller shades in the Health Club (gym). Check them out. It dresses up the gym.

LOWER PARKING PROBLEM

We have a problem with unused items (ex: TV, humidifier) being left in the parking space (#141) next to the gate. Please do not leave the items you no longer use in that space. Thank you.

RULE REVIEW

I.I.(Page 17)

  1. Fire Department code request that residents keep unit doors into the hallways closed except when entering or exiting the unit. In addition, leaving unit doors open may adversely affect the air balance throughout the entire building.
  2. Residents must keep the common area hallways, including their doorway recesses and the external sides of their doors, free of non-conforming items except for items of religious obligation, celebratory holiday items, and item for which they have obtained specific Board approval…

MILLS ACT INFORMATION MEETING

Monday, November 12 – 7:00 p.m. – Parkview Room. Presenters: Susan Sharin and John Ellis

Now that Del Prado Condominiums is a Designated Historic Building, individual unit owners may apply next year for a Mills Act Agreement with the City of San Diego. This information meeting is a follow up to September’s meeting:

  • Results of the presenters’ meetings with the City’s Historical Resources Department to review and modify their draft Mills Act Agreement applications
  • Answers to questions raised during the September Mills Act Meeting
  • Next steps for preparing and submitting Mills Act Agreement applications

CC&R BALLOTS

The ballot box is in the lobby. I know it says in the cover letter that you are supposed to mail them to our address, but you can bring them to the lobby and put them in the ballot box. PLEASE VOTE before Dec. 3.

MISSING SMALL CART & BOSU BALL

The Lobby is missing their small cart. It is very helpful for the Lobby attendant to have a small cart available for heavy packages. If you have seen it, please let us know or bring it back to the Lobby.

The blue Bosu ball is missing from the gym. It is an exercise floor ball that is used for many exercises. A picture of the Bosu ball is in the mailroom. If you have seen it, please return it to the gym. The cost is $100 to replace the ball.

 

BATTERIES & LIGHT BULBS

BRING ALL DEAD/USED BATTERIES & BULBS TO THE FRONT DESK TO RECYCLE!

The Del Prado condo recycle all sizes of batteries (hearing aid, AAA, AA, C, D, and 9 volt). We also recycle all size lightbulbs (LED, spiral and florescent)

We purchase a prepaid box/bucket, when the bucket/box is full, we seal it and ship it via Fed Ex to a recycling center. Any questions, please contact the Front desk.

NEXT BOARD OF DIRECTORS MEETING

The next meeting is Monday, December 3 – If you are thinking of remodeling, you need to have the paperwork to the Board by November 26, to be approved at the Dec. 3 meeting.

GARBAGE DISPOSALS

If you are using a garbage disposal, make sure you are running a lot of water during and after you use it. Also, there are items that make it clog – oatmeal, rice, egg shells and coffee grinds, etc.

CC&R REMINDER

Article VIII.8.5 – Unit Owner Insurance Required

Owners are required to insure their personal property against loss and obtain personal liability insurance covering the contents of their individual Units. In addition, any improvements made by or acquired by an Owner within his or her Unit shall be separately insured by an Owner, but the insurance is to be limited to the type and nature of coverage commonly known as tenant’s improvements. Any Owner failing to purchase said insurance waives any claim he or she may have against the Association for damage to the interior of his or her Unit, arising out of negligence, nuisance, or breach of contract on the part of the Association, so long as the damage or loss would have been covered under a standard Condominium Homeowners Policy (HO6) had it been in force at the time of the loss.

Resident Relations would like to update and add new recommendations for our vendor directory. A copy is on the bulletin board in the mailroom
Some of the categories include: Acupuncture, Carpet Cleaning, Dentist, Flooring, Hair Salon, Lighting, Nail Salon, Physician, Screens and Window and Screen Maintenance, etc.

If you have a problem with the washing machine on your floor, please call the front desk!

RULES REMINDER
V. A. (page 27) – Unit Keys for Emergency Situations and Access
1. It is strongly suggested that Owners/residents provide a key to the HOA to enable the HOA to enter a unit when determined by the HOA to be proper to avoid property damage or personal injury. All keys are kept on coded tags to maintain security.
2. The Lobby Attendant will provide unit keys to domestic help only if authorized in writing by the Owner/resident. Use of those keys will be logged in and out by Lobby Attendant.
3. If Owners/residents choose not to provide a key to the HOA, Owners/residents will be responsible for any damage caused by forced entry by the HOA in unexpected occurrences such as fire, plumbing or medical emergencies.
