COMMITTEE SIGN-UP

It is time to volunteer to be on a Committee. All of the Committees can use your time and talents. On the bulletin board in the mail room are the volunteer forms. Complete the form and return to me.

Our Committee’s are:

  • Del Prado U – to provide speakers and interesting topic for discussion and information quarterly.
  • Finance & Long-Range Planning – help with the budget and monetary information of the HOA.
  • Gym – keeping an eye on the health club and the equipment
  • House – the facility maintenance committee
  • T. – Information Technology – this committee works with the website, VIVO and other computer information.
  • Landscape – this committee works with Land Care (our Landscape Contractor)
  • Resident Relations – welcomes new residents and helps with events

WASHING MACHINES

It has been recommended that we use a detergent pods in our washing machines. Please place them in the main body of the machine. It appears that the liquid dispenser is being overfilled and causes mold. The powder and liquid stay in the machine and may cause mold. The pods need to be HR for the machine to work at the best. Please inform your housekeepers, if they do your laundry.

UPDATE ON MAINTENANCE ITEMS:

  • ELEVATOR DOORS – The new door skins look great! The East doors are finished. The West doors are a little more of a problem. The elevator doors could be the problem. They could not put them on half of the West side elevator, but are planning on meeting with the elevator company to decide on a plan.
  • STORAGE ROOMS – Unfortunately Professional Maintenance Systems were unable to begin cleaning the storage rooms and hallway on the third floor this past week. They are planning on cleaning them this Wednesday and Friday.
  • New roller shades have been ordered for the health club. (The vertical blinds are broken)
  • New kick plates – Francisco is in the process of replacing all kick plates on the lobby and third floor level doors.
  • Unit 904 and 1104 will be doing Major Remodeling this month.

RULES & REGULATION REMINDER

Page 23 – TRASH DISPOSAL – Hours: Daily from 7:00 a.m. to 10:00 p.m.

  1. All non-recyclable trash placed in the trash chute must be bagged and tied securely. Sharp items which could tear trash bags and spill garbage in the trash chute, such as broken glass, must be wrapped securely in paper before sending them down the trash chute.
  2. All non-paper recyclable items and cans should be rinsed and placed in the appropriate recycling container.
  3. Magazines, newspapers, catalogs and papers should be placed in the newspaper box in the trash room.
  4. Flatten small boxes and place them in the newspaper box. Large items, including large boxes, should be broken down and placed in the recycling dumpster in the Lobby garage trash room.
  5. Contractors, vendors and trades people are not permitted to use the trash chute or dumpsters for their debris.

END OF SUMMER PICNIC

Sunday, Sept 23 – 4:00 p.m. Come to the Parkview Room and Terrace for a BBQ (all food and drinks included). You can pay at the door if your plans have changed and you are free to attend. The ping pong table will be set up. Thank you, Resident Relations Committee, for planning and shopping for this event.

ELEVATOR DOORS AND SKINS

We are getting closer to having the elevator doors repaired. CabTek Elevators will be here Monday 9/24, to begin taking off the old skins and glue. It will be messy and one (1) elevator will done down while the work is being done. The new skins should be installed in October.

MILLS ACT FORUM

Monday, Sept 24; 7:00 p.m. – Join your neighbors in the Parkview Room for an informational meeting on the Mills Act Agreement with the city of San Diego. John Ellis and Susan Sharin are the presenters.

HVAC FILTERS

Just a reminder to clean or replace the filters in your Air Conditioning/HVAC units. They have been used a lot in the last few months and it has been suggested to change them before Winter.

PADDING THE ELEVATOR

We are not padding the elevator every day. It is very important for you to contact the Lobby Attendant, if you are having a delivery or a pick-up of any large item. The R&R states: “Only a padded elevator may be used to move in, move out, transport construction materials or convey large items. Padding should be requested through the Lobby Attendant no later than 10:00 p.m. of the evening before it is needed, although later requests will be honored whenever possible. If you are in doubt as to whether padding is required, consult the Building Superintendent in advance.”

‘MILLS ACT’ FORUM
Monday, Sept. 24 – 7:00 p.m. – John Ellis and Susan Sharin will be hosting a forum regarding the application of the Mills Act for the those who are interested in applying for the Mills Act of the historical designation.

GARAGE DOORS
Please STOP and WAIT entering and exiting the parking garages. I have been observing (via cameras) a few residents just driving off and not waiting for the garage doors to close. The Lobby Attendants are not watching the cameras all the time (we do get up to open the door or go to the restroom.) Please help with the security in the building.

BALLOTS IN THE MAIL
The ballots have been mailed for the 2018-2019 Board of Directors. The Board has three (3) opening this year. We thank Ara Kaloustian, Susan Sharin and Tony Toia for serving the past 2 years. We have four (4) candidates; Louise Adler, John Ellis, Patrick Frost and David Lubs. Please vote so that we have a quorum.

“JUNK” IN LOWER PARKING or BY LOBBY TRASH ROOM DOOR
We have a problem of residents “dumping” items in Lower Parking Garage. Please do not place items in the Lower Parking Space # 141 or by the Lobby Trash Room Doors, especially items that you no longer want. Today, Francisco spent 2 hours breaking down mattresses, baseboards, boxes and wood items. We had a lamp by the trash room door, that a resident expected Francisco to get rid of. You are responsible to get rid of your own “items.” You can donate them to your favorite charity or call a junk dealer (Junkerator ([rated very good on Yelp] -858-467-0051 or 1800 CALL JUNK). You will need to keep the items in your unit, until they are picked up. THANK YOU FOR HELPING KEEPING THE GARAGES CLEAN AND CLUTTER FREE.

WASHING MACHINE DOOR
Please keep the washing machine door open after every load you wash. It will stop the smell and mold from building up. We know that some of the gaskets need to be replaced and are working with Express Appliance in repairing them this month.

CRIMES IN THE NEIGHBORHOOD
I have been following Crime Mapping on the SD City Website and have noticed an increase of stolen cars and items stolen from cars. The crimes seem to have increased on 7th Avenue and on Balboa Drive. If you park on the street, please do not leave items in the car so that they can see the bag or items. Note: The Lobby Attendants have a difficult time seeing out of the front window at night. People can see in, but the lobby attendants cannot see the street or the park. They do have the cameras.

UP DATES ON PROJECTS
Elevator Door Skins – they will be shipped on Sept. 26 (from back East.) Cab Tek Elevator will be working ahead, by taking off the old skins and glue so that the doors are ready for the new skins.
Blinds in the Gym – new roller shades (similar to the Parkview Room) have been ordered and will be installed in a couple of weeks.
Lobby Garage Doors – the top screens need to be powdered coated and repainted. It is on the list to be completed soon.

MONDAY – WEDNESDAY – Furniture moving in and out for several units.
FRIDAY 9/14 – Social Hour – 5:30 p.m.

Guest Suites – One room is open tonight, Saturday and Sunday. Monday – Saturday both rooms are open.
