WE ARE OFFICIALLY A HISTORIC BUILDING!
On Thursday, July 26 the Historical Resources Board designated the Del Prado as a historical building. It is an honor to have that designation. It also brings with it the responsibility of maintaining the property in accordance with the U.S. Secretary of the Interior’s standards for the treatment of historic properties.
We would like to thank the Historical Designation Committee for all their work and support on the project.
There will be more information coming, including information regarding the Mill’s Act (that will save some owners on their property taxes.)

PRIDE PARADE AND FESTIVAL THIS WEEKEND!
Don’t forget 6th Avenue will be closed beginning at 8:30 a.m. tomorrow. You will not be able to leave or return to the building (Upas Street or Alley) until 4 p.m. SEE NOTE IN THE ELEVATOR & MAILROOM.
The water shut-off went very smoothly this month. Thank you for your cooperation. The next water shut-off will be on Wednesday, August 1st. If your unit needs some plumbing work done, please pick-up a Water Shut-Off form or let the Lobby Attendant know.
REMODELING IN YOUR UNIT
If you are considering remodeling in your unit. Be sure to read the Rules & Regulations in regards to Major Remodeling (pages 8-12).
- All plans and form must be submitted to Francisco, no later than fifteen (15) days before the next Board meeting.
- All plans must be approved the Board (next Board meeting August 6.)
- A fee of $400 for general wear and tear of the Common Area, plus a $600 deposit at the time of approval by the Board. The $600 deposit will be refunded, minus any costs to the HOA for extra clean-up of debris or repair of damage to the Common Areas.
A few of the residents have mentioned that the front landscaping is looking a little sad. We will be walking the front and East side of the building with the Supervisor of LandCare (our Landscaping Company) on Tuesday, July 17. We also will need to remove some of the ivy on the East side in order to put in a concrete platform for the window washers/ to use (per OSHA rule.)
The Rules & Regulations state that “only vehicles, bicycles, shopping carts, pet carriers, strollers or disability assistance devices are permitted in garages and only in residents’ assigned spaces. They are parked in garages at the Owner’s risk.” Please remove items that are not in compliance with the Rules & Regulations.

We have been working on making the Lobby restroom handicap accessible and updated. Come see the improvements!

LAUNDRY ROOM FLOORS
We will be doing a deep cleaning on all laundry room floors on Monday June 25 and Friday, June 29. They will do half of the floors on Monday and half on Friday. It will take approximately one hour per room. Francisco will be pulling each washer and dryer away from the wall. He will be checking the valves and hoses, plus cleaning out the dryer vents. If you have been missing a sock or something, he will probably find it. After he finishes Professional Maintenance Services will do a deep cleaning of the floor behind the washer and dryer. Then Francisco will push the washer/dryer back against the wall and Professional Maintenance Services will deep clean the front and under the sink. Thank you for being patience with us as we do this important deep cleaning of the laundry rooms. More details as the date gets closer.
UPDATED RESIDENT DIRECTORIES
The updated resident directories with e-mail addresses are available at the front desk. Ask a Lobby Attendant for a copy or contact Cyndi for an electronic copy. If you have changed your telephone or e-mail, please let us know. If you would like to be deleted from the directory, let us know that too.
Laundry – pg. 24; Section II.C – Hours: Daily 7:00 am to 10:00 p.m. only; 3. Do not wash or dry any large items such as rugs or heavy blankets that may cause damage to the equipment. 4. Bathing pets in the laundry room is not permitted. 5. Clean lint filters after using the dryer. Leave the laundry equipment, counter, sink and floor clean after use. 6. Help conserve electricity by turning off lights when you are not in the laundry room. 7. Owners should make sure their lessees, guests and domestic engineers understand the proper use of the laundry equipment. (PLEASE LEAVE THE WASHING MACHINE LID OPEN AFTER YOU ARE FINISHED. It stops the mold from forming in the machine.)

LOBBY LEVEL TRASH ROOM FLOOR WILL BE REPAIRED
Tuesday, June 5 and Wednesday, June 6 the trash chutes on each floor will be closed from 11:30 a.m. until 3:30 p.m.
Thursday, June 7 the trash chutes on each floor will be closed from 11:30 a.m. until Friday, June 8 at 6:00 a.m.
If you are able, please bring your plastic bags to the Lobby Level Garage.
If you are unable to bring the plastic begs to the Lobby Level Garage, please place your bags of trash in the stairwell of your floor, where they will be picked up and taken to the Lobby trash bins.

The new access system is complete. If you have not received your new fobs, stop by the front desk. Turn in your old fobs and you will get a new upgraded blue fob. To access the elevator, press the blue side below the light (approx. 1-2 inch down.)
RULES & REGULATIONS PROPOSED CHANGES
An additional page to the Rules and Regulations, Appendix C-1 has been mailed to your for comments. This is an alternative specification for the replacing of windows, sliding glass door and frames. If you need to see a copy, see Cyndi Boss.
Monday, May 21, the new owner of Unit 803 will be moving in the Del Prado.

Elevator Doors – We are waiting for two vendors to present us a proposal on the skins for the outside lobby doors.
Front Driveway – Since it has been deep cleaned, Francisco has touched up the black line at the bottom of the planter and front of the building. Next will be the tan area by the driveway and lobby tiles.
Carpet Cleanings – On Friday, May 25, Professional Maintenance Systems will be cleaning all the common area carpets: Lobby, Parkview Room, Library and all Hallways.
